AI call answering for tenants, leasing and maintenance

Missed Call Cost Calculator for Property Managers

This missed call cost calculator estimates booking value from your monthly missed calls, booking share and average value per lease showing or work order. Enter your own figures to see an estimate, then try the demo to assess our receptionist's intake.

Enter your missed calls per month, the share of those callers who would have booked a lease showing or work order, and the average value of one booked job. The tool shows a result only after you enter numbers. Read it as a planning estimate from your own figures, and revise inputs that rely on guesses.

How this is worked out

The estimate multiplies your missed calls per month by the share of those callers you think would have booked, then by your average value for one booked job. It is a way to compare scenarios for your operation. The tool shows no result until you enter numbers.

Read booking value as an opportunity estimate

Booking value depends on your assumptions about lease showings or work orders that callers would have booked if their calls had been answered. Use a consistent definition of value. A monthly rent figure and a leasing fee describe different things, so label the basis you use when sharing the result. A showing is not a signed lease, and a work order's value is not automatically its repair cost.

Some prospects leave messages, call again or submit a form. Account for those recovered conversations when estimating the share of missed callers whose bookings were actually lost. Avoid counting several attempts from the same caller as separate lost bookings.

Use the same basis for your inputs

The calculator takes one monthly missed-call count, one booking share and one average booked-job value. It does not separate leasing and maintenance calls or include callback handling costs. If your count covers both showing inquiries and work order requests, use a booking share and average value that reflect that mix.

Compare assumptions before deciding

Start with your records, then run a lower and higher estimate for inputs you cannot establish. If the result changes sharply, that input deserves closer review. Compare the estimate with actual call records for the month. The calculator cannot predict savings from an answering service.

What to do with the result

Use the result to choose which calls need a different answering process. If leasing inquiries drive the estimate, test how the receptionist collects a prospect's questions and showing details. If maintenance callbacks dominate, test whether the summary gives your team the location and reported problem it needs.

You can let an AI receptionist answer your forwarded calls day and night, or forward only busy, unanswered or after-hours calls. It collects details and follows the urgency instructions you set. Compare that workflow with your current callback routine using the browser call demo.

Before deciding, review the plan and future trial terms. Request a free trial to measure call handling against your own intake needs, including whether staff can act on the messages and whether the urgent contact path works for your team.

Common questions

Does the calculator show how much an AI receptionist will save us?

No. The calculator estimates costs and opportunities from the figures you supply. Some unanswered calls are recovered, and a receptionist does not determine whether a prospect leases. Use the result to identify a workflow to test, then evaluate actual intake and handoffs during your requested free trial.

What should we enter if we do not track missed leasing calls?

Start by reviewing the call records available to your business and separating prospect inquiries from other calls. If you use an estimate, label it as an estimate and compare more than one scenario. Keep repeat attempts from the same prospect from inflating your opportunity count.

How should we compare the result with the service price?

Compare the same period and distinguish estimated opportunity from actual expenses. Our plan is $249 per month with 500 AI minutes included and $0.20 per extra minute. Consider the staff work still needed to review messages, handle repairs and follow up with prospects.

Can we test the call handling before subscribing?

Try the browser demo without signing up, using the fictional leasing or maintenance scenarios. Request a 14-day free trial capped at 100 minutes. You'll need a card before forwarding goes live, so review your setup and trial terms before sending business calls.
